To either SELL or INEXORABLY get the Restaurant + Cafe + Hotel’s 6 Guest Bedrooms + Staff/Manager Accommodation + Owner’s House (& bedroom 8) + the new Village Shop… all buildings completed and open for business.
Then via an FRI lease… the tenant pays ALL the invoices.
The landlord (UPS Group) receives a monthly cheque and NO hassle.
Our shareholders receive an exit-route through:
(i). Resale of buildings to a person/couple/business wanting to own this set of buildings, or:
(ii) One of our SIPP pension clients wanting an asset-based bricks and mortar investment (historically many previous buildings sold this way), or:
(iii). Our Shareholders receive a financial £££/$$$ dividend until the Sannox Business/Angel/Syndicate buildings are sold.
The new Sannox Hotel internet connected office is now connected as of 30th July/4th August 2025 (until Bay Cottage office areas are completed)…
Targets
(viewings by prospective buyers throughout)
(a). July 2025: Get crucial telecoms + broadband + computer systems connected.
(b). August 2025: Get utilities connected and crucially checked for safety.
(c). September 2025: Phase 1: Get hotel fit to receive shareholder guests. The least that can be done given the horrendous delays.
(d). October 2025: Get various sections completed + Building Warrant + Planning Permission + Fire Safety Certification + Environmental Health Protocol Certification in place.
(f). If the Hotel + Shop + Newbuild Bay Cottage are not sold, then locate FRI Tenants to restart the businesses and progress at pace along the historically effective SIPP exit-route.
Next architect drawing shows how access to Bay Cottage FROM the hotel, to the owner’s house Living Room can be kept private via IKEA bookcases forming a private corridor. This is important during the final renovation phase as the Bay Cottage living room gives some privacy for buyer + shareholder discussions.
